Land Use Bylaw Review
The County of Wetaskiwin is excited to announce the start of a significant project to modernize and enhance its Land Use Bylaw. This comprehensive review and update are crucial steps towards ensuring a more efficient, sustainable, and vibrant future for our community. The current Bylaw, while effective in its time, requires updating to align with changing demands, address emerging trends, and foster responsible growth and development in our community.
The Land Use Bylaw Review and Update Project will involve an extensive collaboration between the County of Wetaskiwin, local stakeholders, industry experts, and the community at large. This process will encourage input from a diverse range of perspectives to ensure that the new Bylaw reflects the aspirations and priorities of the people it serves.
The Land Use Bylaw is the “rule book” for managing development in the County. The regulations in the LUB aim to address the potential impacts created by land uses and development, and establish the forms of development that can occur in the future, providing certainty to those who live, work and enjoy the County.
Land Use Bylaws have many benefits:
- Manages potential impacts between land uses, the community, and the environment.
- Provides certainty to the County of what type of uses and form of development is expected to occur.
- Provides certainty to landowners/ developers on the types of uses and developments both they and their neighbours can and cannot have.
The existing Bylaw has not been substantively reviewed in over 20 years. Creating a more current Land Use Bylaw is one of the many ways the County is working hard to make the Wetaskiwin region an attractive community for economic investment while balancing the impacts of development on the environment and the local community.
What’s been done so far?
In the fall of 2023, the County embarked on a Land Use Bylaw educational roadshow throughout the County. Approximately 66 residents attended the roadshow where we were able to share the purpose of the project and get initial feedback from members of the community like yourself. At the same time as the roadshow, a survey was released to gather input on specific LUB topics. The survey was well received with a total of 246 responses submitted. The feedback received is being taken into account as we draft the new Land Use Bylaw.
Where are we at?
We are currently in Phase 4, where we take the feedback from the community engagement and the background research conducted by the project team, and work to craft a new Bylaw that meets today's needs and future demands.
How do I stay informed?
The County of Wetaskiwin is committed to engaging the community throughout the Project, ensuring that residents have the opportunity to contribute their insights.
Land Use Bylaw Survey
Over the next few months, as the work on the draft Land Use Bylaw continues, we will endeavour to provide more updates on our progress. The updates will include sharing the results from the survey and explaining how the feedback was or was not incorporated into the drafting of the regulations. In this regard, we have attached a summary of some of the demographic information collected from survey titled “Understanding Our Community.”
Getting diverse perspectives from local stakeholders, industry experts, and community members is crucial in the rewrite of the Land Use Bylaw, so below are the next steps following the drafting of the LUB and tentative timelines.
